Many buyers in today’s market do not use a realtor when buying a new construction. This is not only a huge disadvantage for the buyer, but a well thought mistake. There are plenty of reasons anyone buying a new construction home should use a realtor, but the number one reason by a landslide, is to make sure someone else has your back. Sure, the builder’s agent is super friendly and might offer you a discount if you do not use your own realtor, but let’s be honest here… that discount is no discount at all.

Ryan Ward, CEO of Premier Atlanta Real Estate, LLC with Keller Williams Realty Consultants, explains, “Whenever you try to save yourself that 3% commission rate, you aren’t cutting the cost of your home at all, because the realtor’s sales commission is taken from the builder’s profit. By going into the transaction unrepresented, the builder is free to either pocket his savings or pay a higher commission to their sales representative.”  

 

That being said, a builder’s agent knows they must “sell, sell, sell,” in order to keep up with the demanded quota or their job will be at stake. Believing the hype is a buyer’s downfall. Builders will not even discount the price of construction without representation, but they can manipulate costs and other barriers whether it be delays, market analysis, or contract stipulations.
